PEB visit in Brussels: which documents should you prepare?
Prepare useful plans, insulation and heating documents, and access arrangements for your PEB assessor’s visit in Brussels.
Before a PEB visit, the aim is simple: make the property and useful information accessible. Missing some documents? Start with what you have and identify the gaps. The assessor can help you understand what is worth looking for.
A file that is easy to navigate
Group documents by topic instead of sending unexplained files. Identify which home and which building work each document relates to.
- Insulation: detailed invoices, technical sheets and identifiable photographs taken during the work.
- Windows: invoices and available technical information about frames and glazing.
- Heating and hot water: appliance documents, inspection records and information about any communal installation.
- The building: available plans, an earlier certificate and documents explaining alterations.
These items will be assessed, rather than automatically accepted. Brussels Environment’s document list and procedure provide a starting point for preparation.
Arrange access
Identify who can open the relevant rooms and spaces. In an apartment building, the managing agent or caretaker may hold the boiler-room key. Contact them before the appointment. If someone occupies the home, agree a suitable time with them.
If evidence is missing
Try requesting a copy from the contractor who carried out the work or from the managing agent. A statement is not a substitute for usable evidence: some hidden features may require default values, as explained in the official guide to PEB results. Do not open up a wall simply to prepare for the visit; discuss the matter with the professional first.
A final check
