Group PEB quotations in Brussels: compare building packages
Compare scope, visits, certificates and support for a Brussels co-owned building. RedToGreen packages: €130, €160 or €190 excl. VAT per apartment.
Two PEB quotations may show a price per apartment while covering different assignments. One includes individual certificates; another adds a building summary or material for a co-owners’ meeting. To compare them fairly, describe the same need to each provider and check what owners and the managing agent will actually receive.
Provide a clear starting brief
Give the building address, number of apartments and purpose: necessary renewals, coordinated certification, understanding communal elements or preparing a general meeting. Mention existing certificates, recent works and the known heating arrangement. It is fine to identify uncertainties; the initial discussion can help resolve them.
Add useful constraints, such as occupied homes, several entrances, technical keys held by a contractor or a preferred delivery date. A requested date still needs agreement with the professional. Do not present it to co-owners as a confirmed commitment before the timetable is settled.
Compare six points in every proposal
- Scope: which apartments are included and how are they identified?
- Preparation: who collects common evidence and contacts occupants?
- Visits: how are appointments, communal access and cancellations handled?
- Deliverables: individual certificates, tracking table, summary, model or meeting materials?
- Handover: how can owners ask questions or flag factual errors?
- Terms: total price, VAT, payment, schedule and agreed boundaries.
Check the identity and accreditation of the professional issuing the certificates. Brussels Environment’s certification procedure links to accredited professionals. A competitive price should still come with a clear understanding of who performs the assignment and answers questions.
The three RedToGreen packages
PEB Collectif: €130 excl. VAT per apartment
This covers coordinated scheduling and document collection, an individual certificate for each included apartment, and a summary table of certificates and recorded elements. It is intended for co-ownerships whose main need is an organised certification campaign and a readable handover.
Vision Copro: €160 excl. VAT per apartment
It includes PEB Collectif and adds a building summary, an explanation of relevant shared elements and an educational 3D model showing exposed apartments. We recommend it when the managing agent needs to explain how individual homes connect to the building. Owners can then discuss shared elements with the same explanatory material in front of them.
Décision ACP: €190 excl. VAT per apartment
It includes Vision Copro plus presentation material for the general meeting, a works-quotation request outline and an evidence checklist, with guidance around the works process. It prepares collective discussion. It is not itself a design study, a contractor quotation or a promise of attendance at every meeting.
Convert the unit price into an assignment budget
For an illustrative twenty-apartment assignment covering all twenty homes, package totals are €2,600, €3,200 and €3,800 excluding VAT. These are package prices multiplied by apartment count, not renovation budgets. The package comparison lists deliverables, and the quotation form estimates the amount for your number of homes.
The written quotation confirms the selected package, apartments, price and assignment terms. If you need a particular service absent from the package description, mention it before commissioning the work and ask for an explicit response.
Choose according to the decision ahead
A building needing certificates alone has different requirements from a co-ownership preparing to discuss its roof, exposed side wall and communal heating. Compare how well each proposal answers that practical question, rather than the number of report pages promised.
